What does an AI receptionist for property managers do?
+
It answers tenant, landlord and applicant calls, logs maintenance requests with the address, issue and access details, flags urgent repairs using your list, books rental viewings and records owner questions for the right manager. Nothing gets lost while your team is out on inspections.
How does it decide what counts as an urgent repair?
+
From the list you provide, based on your state's tenancy rules, such as a burst water service, no hot water, a serious roof leak or a failed essential appliance. Miya checks each request against that list and alerts the property manager straight away when there is a match.
What happens with gas leaks or electrical dangers?
+
Safety comes first. Tenants reporting a gas smell are told to get out, leave switches and flames alone, and call 000 or the gas distributor's emergency number once outside. Dangerous electrical faults or fire are handled the same way, and the property manager is alerted immediately.
Will it give advice on bonds or disputes?
+
No. Miya does not advise on bonds, arrears, breaches, rent increases or ending a lease. She records the question and the property, then sends it to the property manager, who can respond under your agency's procedures and your state's tenancy law.
Does it connect to property management software?
+
Not yet. Viewings are scheduled through Google Calendar or Calendly, and RingOut records each repair or owner call against the property, ready to raise as a work order in your property management system. Urgent repairs are also sent as alerts, so they are never held up.
